Things are starting to look up for buyers. According to a recent Redfin report, the city of Sacramento’s housing market is cooling at the second fastest rate in the nation, just behind the Bay Area. This marks a reversal from the height of the pandemic when it attracted scores of remote workers moving in from the Bay Area and other expensive parts of the country.
The latest housing statistics available from the Sacramento Association of Realtors also reveal that most of the Sacramento Region saw price drops in June. The median sales price decreased 2.6% from $575,000 to $560,000. This figure is up 7.7% from June 2021 ($520,000). The active listing inventory increased 21.6% from May to June, from 1,840 units to 2,237 units. Compared with June 2021 (1,297), inventory is up 72.5%. Moreover, the months of inventory increased from 1.4 months to 1.7 months. Median days on market increased from 7 to 8 and average days on market increased from 13 to 14.
So what’s causing this cooldown? For starters, mortgage rates have played an instrumental role — they nearly doubled in the first half of the year, reaching almost 6% in June. That caused the monthly mortgage payment for a typical homebuyer to surge 45% year-over-year to $2,459 in June and priced many buyers out of the market — therefore, increasing inventory and days on market.
However, we are now seeing mortgage rates fall close to 5%. The recent drop in mortgage rates from the June peak cuts about $400 a month from the monthly mortgage payment of a homebuyer looking at purchasing the median-priced home of $417,000. This opens the door for millions of homebuyers who were once priced out when mortgage rates soared in the first months of the year and are now able to get back into the game.
This recent drop in rates, coupled with increased inventory and a spike in average days on market should give buyers more leverage in the home buying process. 

 

Fall may seem a long ways away, but with the kids back to school, September 22nd will be here before we know it! If you’re thinking about doing a bit of re-decorating to get your home ready for the new season, now is a great time to find on-trend items that will create a comforting space and help you fall for your home all over again. Here are some of this year’s most anticipated fall decor trends.

Earth Tones: Earth tones are making a big comeback this year and for good reason. “The ‘color of the year’ selections correlate with where we are as a society,” Ginger Curtis, owner and principal designer at Urbanology Designs, says. “People need healing spaces that are restorative and calming.” She expects these earthy greens to be paired with other nature-inspired colors—like sky blues, warm browns, and soft grays.

 

The great thing about this trend is that earth tones pair well with almost every style of decor. If your home already has warmer hues and neutrals, you can easily add a touch of fall by layering in some richer accent colors like this warm-toned pillow arrangement or these amber glass vases from Crate & Barrel. You can also create a cozier space in your living room or bedroom by adding these cotton waffle throws that are now on sale at West Elm.

Natural Wood: Incorporating natural wood and warm wood tones is another great way to create a welcoming and relaxed environment for fall — and experts agree. “Manufacturers have developed a happy medium between ultra-dark furniture and super washed-out gray tones,” Kristin Bartone, creative director and principal designer at Bartone Interiors says. Warm, medium-tone woods are already popular in flooring, but she says we should see more “lightly stained wood oak” furniture and décor in the coming year. And Mary Beth Christopher, principal designer at MBC Interior Design, agrees. “I’m very ready to say goodbye to overly bleached-out wood,” she says. “We are nesting right now. We need comfort, coziness, and warmth.”
However, don’t panic if you have gray-toned wood flooring or other elements in your home. You can still easily incorporate warmer wood tones through furniture like this reclaimed coffee table from West Elm, or these gorgeous dining room chairs from Wayfair. Free-floating storage shelves are another budget-friendly way to instantly add warmth to your kitchen or living room.

Cozy Textures: Bring on the cozy textures – think chunky cotton, wool throws, and luscious velvet accents to instantly elevate your space and add an element of warmth. “If it’s not comfortable, forget it,” Caroline Brackett, owner and principal designer at Caroline Brackett Studio of Design, says. “For textures, that means anything furry, nubby, or cozy.” And Kim Gordon, principal designer at Kim Gordon Designs, agrees. “We’re going to see a huge wave of shapely, soft upholstered pieces that are slung lower to the ground,” she says. “This is all about letting your home envelop you.”

 

Not sure where to start? Make your home irresistibly cozy with these faux fur throws or these gorgeous knit pillows.

Candles: While they aren’t technically a trend, nothing screams fall like candles. Not only will a candle bring that warm and inviting feeling into your home – but it also serves as a signature fall staple piece that instantly infuses the home with comforting scents. Place these gorgeous votives on the fireplace, entryway, table, or outdoor patio to illuminate your home and add a touch of elegance. On a budget? You can stock up on signature fall scents here.

Mix Vintage & Modern: Traditional touches and antique accents are coming back in a big way — and Mary Beth Christopher, principal designer at MBC Interior Design, agrees.  “Here in California, the T-word (traditional) has been banished. But, traditional design is coming out of the woodwork in a new way.” She also notes that people are gravitating toward “pieces that have richness and history”— like ornate mirrors, velvet chairs, and fringe-lined couches. But that doesn’t mean getting rid of your modern pieces. “Mixing and matching current furniture pieces with family heirlooms or antiques helps to keep the room feeling timeless,” adds Mary Maloney, owner and interior designer at Bee’s Knees Interior Design.

 

If you’d like to add a few vintage pieces to your home, start with a vintage rug, velvet chair, or timeless mirror.

Fireworks, Food and Fun! Your Ultimate Guide to the Fourth!

Independence Day is just around the corner! That’s why this month’s newsletter is dedicated to local events, parades, and patriotic happenings taking place in and around the Sacramento area. We’re also sharing a few of our favorite recipes that you can whip up in no time for your Fourth of July bash. And last but certainly not least, we take a look at the current real estate market to see what’s in store for buyers and sellers this summer.

Sacramento County:

Rancho Cordova Fourth of July Celebration (July 3rd – 4th): The Rancho Cordova Fourth of July Celebration returns with a one-mile road race and parade down Coloma Road. There will also be carnival rides, concerts, and fireworks at Hagan Park. The fireworks display will take place at 9:45 pm on both Sunday and Monday. Salute to the Red, White, & Blue in Elk Grove (July 4th): Join Elk Grove as they salute the red, white and blue! Festivities begin at 5 pm. A “Let Freedom Ride” bike parade will start at 6 pm, which will be followed by a performance by Sacramento cover band Apple Z. The fireworks display will be set to the soundtrack from 94.7 The River and will start at 9:40 pm. Click here to learn more!

Folsom Pro Rodeo (July 1st – July 3rd): Yee-haw! The Folsom Pro Rodeo is celebrating its 60th year. Along with non-stop rodeo action, there will be nightly fireworks displays starting at 10 pm. Click here for a full schedule of events and get your rodeo tickets here.

Fourth on the Field at Sutter Health Park (July 4th):  Get ready for food trucks, fireworks, and family fun! Attendees are able to enjoy a picnic out on the outfield as well as access to vendors, 19+ food trucks, and a wide assortment of beverages. Fireworks will begin at 9:30 pm. Red, White, & Blue Celebration in Carmichael (July 2nd): Carmichael’s Red, White, & Blue Celebration returns on Saturday, July 2nd, and will be held at the La Sierra Community Center at 6:30 pm. Food trucks and the Beer Garden will open up at 6:30 pm. There will also be a FREE kid zone and a live band performance featuring the Great Wilde Open, beginning at 7 pm. Arden Park July 4th Bike Parade and Festival (July 4th): If you love parades, visit the Arden Park Recreation and Park District for their annual Bike Parade and Festival. The parade starts at 10 am and afterwards, you can enjoy live music, food, and a kid zone with giant inflatables throughout Arden Park from 11 am to 1 pm. Free admission includes the pool too. The hot dog and hamburger meals are available for $5 and $6, respectively. Learn more here.

Placer County:

Roseville’s Fourth of July Parade & Fireworks (July 4th): Celebrate the 4th in Roseville! The parade begins at 9 am along downtown Roseville. Fireworks will take place at the Grounds. Gates open at 4 pm with seating at the grandstand being first-come, first-serve. Admission is free, but parking is $10. There will be activities and concessions. Fireworks will begin between 9:15 and 9:30 p.m. Click here to learn more!

Kings Beach Drone Fireworks and Beach Party (July 3rd): The 41st annual July 3rd Beach Party will feature the first-ever drone light show in North Lake Tahoe! The party takes place at Kings Beach State Recreation Area starting at 7 pm and is open to all ages for free. Enjoy three delicious food vendors, and a beer/wine garden as well as a dazzling drone light show display at 9:30 pm. Lincoln 4th of July Celebration (July 4th): Join the Lincoln community for a family-friendly and FREE event at McBean Memorial Park! Celebrate America 2022 in Rocklin (July 1st – 2nd): Destiny Community Center in Rocklin is hosting a two-day celebration for the Fourth of July weekend. Doors open at 4 pm on July 1st. Twin Oaks Park will be filled with music, food, and a kid zone. This event boasts one of the largest fireworks displays in the area, along with a military flyover demonstration. El Dorado County:

Annual Fourth of July Family Blast (July 4th): Celebrate the 4th in Placerville! The El Dorado County fairgrounds has a wide range of festivities – from carnival rides and live music to face painting and a festive fireworks display. Gates open at 3 pm. Lights on the Lake Fireworks (July 4th): The “Lights on the Lake” fireworks show, named one of the country’s top Fourth of July celebrations, is set to take place along the South Shore of Lake Tahoe on July 4th. Good news for buyers. According to recent housing statistics, it looks like the Sacramento real estate market is finally taking a breath. For the first time in nearly two years, the number of homes for sale in the market has surpassed one month’s worth of inventory. As of June 27th, nearly 40% of all active listings have had a price drop. Median prices are still going up slightly, but price reductions on individual homes for sale are becoming far more common.

“I think we’re in a place where we’ve legitimately shifted and we’ve said goodbye to the most aggressive market ever,” Sacramento appraiser and real estate market analyst Ryan Lundquist said. Local real estate experts expect the market to continue its modest pace through the summer and into the fall. Read the full article here.

Resort Aesthetics: Who wants to transform their backyard into their own private getaway? According to Pinterest, searches for “resort aesthetic” have doubled this past year, along with several other vacation-related terms. Not sure where to find this type of aesthetic? Target, for one, is featuring this trend, showcasing items including fringed patio umbrellas, boho wicker club chairs, and funky acrylic drinkware that would be perfect for piña coladas, daiquiris and, well, anything worthy of a tiny umbrella. Planters: Gardening remains on the rise, and even if you don’t have a spacious backyard, it doesn’t mean that you can’t get in on the action. While there’s no denying that our current market favors sellers, we are starting to see a slow but steady growth in inventory that will help eager buyers as they dive into the real estate pool. According to the Sacramento Association of Realtors, the active listing inventory increased 27.8% from March of this year to April. Compared with April of 2021, inventory is up 33.4%. As for sellers, we are still seeing very competitive sales prices. The medium sales price increased 1.7% – from $556,000 to $565,500. This figure is up 15.5% from April 2021 ($489,500).
So what does this mean for buyers and sellers? While still very competitive, data suggests that a leveling market is on the horizon.

  3. Zócalo: Another favorite hot spot is Zócalo, an upscale restaurant and bar that serves up some delicious handcrafted margaritas, mouth-watering dishes, and a lovely dining atmosphere. We recommend kicking off your meal with their freshly prepared guacamole starter. Because why not? For entrees, try their “Baja Fish Tacos” or their popular “Carnitas” plate.   4. Centro Cocina Mexicana: With a vibrant setting in the heart of midtown Sacramento and delicious cuisine, it’s no wonder Centro has been in business for over 25 years. From salsas to masa and corn tortillas, slow-cooked meats, and hearty soups, all of their dishes are created from scratch using the freshest ingredients. Centro will be open for lunch at noon on Cinco De Mayo and specials will be available all day. They are even offering a custom menu with a range of ceviche, taco, and combination plate options. In this month’s market snapshot, we turn to some of the country’s leading economists, who share their insights, predictions, and overall trends for real estate markets across the nation.

Are More Homes Coming to the Market in 2022?:

About 64% of prospective home sellers plan to list their properties by the end of August, according to a Realtor.com report. In even better news, a 43% share of those selling have expected prices below $350,000 — the range most first-time buyers target — and 22% anticipate listing between $350,000 and $500,000.

 


Jeff Tucker, senior economist at Zillow adds:

“An inventory peak in late summer or early fall is the most likely scenario, given how the market returned to normal seasonal trends in 2021. The stock of existing homes on the market is finally starting to refill, as our March data shows total inventory now rising strongly.”

 

Will Housing Inventory Ever Rebound?:

Low inventory keeps the housing market from equilibrium and has given sellers the upper hand in the past few years. However, a silver lining for buyers may sit on the horizon. For-sale housing supply averaged 1.6 million units per month in 2018 and 2019 but fell to around 1 million in 2021, according to Zillow. Based on a March survey conducted by the company, a 74% share of industry experts believe that the market will get back to those pre-pandemic inventory levels by 2024.


Danielle Hale, chief economist at Realtor.com adds:

“We’re going to start to take a step in that balanced direction this year. It’s going to take a couple of years just because the building shortfall is so big and because we still have so many young households, so there’s a lot of demand. The market will eventually get to balance, it’s just not going to happen overnight. We need to have more building. At the end of 2021, the U.S. was 5.8 million single-family homes short. It essentially means we’re five years behind when it comes to construction.”

 

What Role do Rising Interest Rates Play?:

The rise in mortgage rates works both for and against increasing inventory. Some otherwise would-be sellers could decide to stay put if they find the new interest rates to be unfavorable. Although, the higher costs to buy should lower demand and reduce the market competition.

Daryl Fairweather, chief economist at Redfin adds:

“The higher interest rates will lead to a lock-in effect for homeowners, so they may not list. And it also might reduce demand from home buyers, especially for people really sensitive to prices. But the market should slow down and that means homes will sit for-sale longer and more inventory will just accumulate because of that. Similar to previous years, we’ll see inventory probably start to grow around the third quarter.”

 

What Advice Do Economists Give to Buyers in 2022?:

Trying to buy a house right now can be challenging for many buyers because of increased interest rates coupled with a lack of inventory. However, it’s important to stay on top of your local housing market and speak with your Realtor about what changes they are seeing.

Danielle Hale, chief economist at Realtor.com adds:

“Higher costs are going to make home purchasing more challenging. Buyers are going to have to get creative, maybe look further out into the suburbs, or maybe consider less expensive metros than they might have before. Most buyers tend to try to complete their home purchases in the summer, with August as the end of that bulk moving season. So the best time for buyers is normally in the fall because sellers who list then usually are a little more willing to negotiate. But I wouldn’t necessarily put home search plans on pause. My advice is when you find a home that fits your checklist and is in your budget, put an offer in.”

Wondering how the Sacramento housing market is shaping up for spring? According to The Sacramento Association of Realtors “March ended with 1,366 sales, a 26.2% increase from February (1,082). Compared to one year ago (1,292), the current figure is up 5.7%. The median sales price increased 3% from $540,000 to $556,000. This figure is up 15.6% from March 2021 ($481,000). The Active Listing Inventory increased 18% from February to March, from 890 units to 1,050 units. Compared with March 2021 (918), inventory is up 14.4%. The Months of Inventory remains .8 Months. This figure represents the amount of time (in months) it would take for the current rate of sales to deplete the total active listing inventory. The Median DOM (days on market) remained at 7 and the Average DOM decreased from 17 to 15. “Days on market” represents the days between the initial listing of the home as “active” and the day it goes “pending.” Of the 1,366 sales this month, 89.2% (1,218) were on the market for 30 days or less and 95.5% (1,304) were on the market for 60 days or less.”

So what does this mean? For one, while the market is still very competitive, the active listing inventory is increasing, which will steadily create more opportunities for buyers. And as for sellers, while mortgage rates are climbing, there is still a great demand for houses in the Sacramento market, which is reflected in the steady rise of sales prices.
